Lettings Market Brief: Preparing for winter and the new year ahead As we head towards Christmas at what seems to be a lightning speed, the lettings market here in York has slowed down a little as we would expect.
Tenants tend only to move out of necessity in December, instead choosing to wait until the new year to make any decisions or undertake any upheaval.
Whilst new tenancies may be a little quieter, we are busy advising both our landlords and tenants on the importance of winter property maintenance.
We are extremely mindful, as we are at this time every year, that we are now very much in ‘boiler breakdown’ season! We spend a lot of time speaking with tenants educating them on how best to look after their property’s boiler to minimise any problems, and of course make sure the boilers have been recently serviced too.
We’ve pulled together our top tips for landlords on maintaining their properties for winter in our latest blog.
Looking ahead to the new year, we anticipate there will be a high demand for properties in January.
Over Christmas people will have had time to make decisions about where they want to live and will begin their property search feeling revived and re-energised!Our advice for anyone thinking about letting their property next year would be to start preparing now, so your property is ready to go onto the market straight away in the new year.
You can use our free online valuation tool to get a rental estimate for your property.
Once you have decided to let your property, there are a number of things you must have in place, such as the appropriate insurance and safety and environmental certificates.
These are all things which our team can discuss with you, guiding you through the process to make sure your property is ready to hit the market and attract good tenants.
